The Problem

A Clogged Roof Drain Is Where the Leak Starts

A clogged roof drain on a flat commercial roof in Tampa Bay
When the roof drain clogs, the water has nowhere to go.

A flat or low-slope commercial roof has only one way to shed water: the roof drains and the scuppers. When leaves, pine needles, pollen, and shingle grit build up over the strainer, the water has nowhere to go. It ponds, it sits, and it works into seams and under the roof membrane. The same thing happens when gutters and downspouts pack with debris and pour over the side onto walls, walkways, and entrances.

In Tampa Bay that water shows up fast. A single afternoon storm can drop thousands of gallons on a large roof. A drain that was half blocked in dry weather becomes a real problem the moment the rain comes. Standing water adds weight, finds every weak spot, and turns into stained ceilings, slick entryways, and tenant calls.

What a clogged roof drain leads to

  • Ponding water that sits for days
  • Leaks at seams, drains, and the membrane
  • Water down walls and over entrances
  • Extra weight on the roof structure
  • Mosquitoes, algae, and staining
  • Emergency calls during the worst storm
What We Clear

Every Place Water Leaves the Roof, Kept Clear

We clean the whole path water takes off the building, from the roof drains down to the discharge. One crew, one visit, the entire system flowing again.

Roof Drains and Scuppers

We clear the strainers, bowls, and overflow scuppers on flat and low-slope roofs so water leaves the roof instead of ponding on it. We check the backup scupper too, since that is what saves the roof when the main drain is overwhelmed.

Commercial Gutters and Box Gutters

We clear gutters, box gutters, and super gutters of leaves, needles, and grit, then flush them so they carry water to the downspouts again instead of pouring over the front edge.

Downspouts and Leader Lines

We clear clogged downspouts and roof drain leader lines so water actually makes it to the ground. Where the pipe is solid and can take it, we hydro jet the line to scour it clean.

Inspections and Before-Storm Checks

We inspect the roof drains, scuppers, and gutters, show you what we find with photos, and catch a small clog before the next storm turns it into a leak.

We are not the cheapest crew in Tampa Bay. We are the one that gets on the roof, clears every drain by hand, tests the flow, and shows you photos before we leave.

Why It Clogs

Florida Is Hard on Roof Drains

Tampa Bay roofs collect debris all year. Oak and pine drop leaves and needles, pollen turns to a thick paste in spring, shingle grit washes down as roofs age, and wind and birds leave nests and trash in the gutters. None of it shows from the ground. It collects quietly over the strainer and along the gutter until the first big storm finds it.

How It Works

How a Commercial Roof Drains, and Where It Gets Stuck

A flat roof sends water to the roof drains and the backup scuppers, then down through leader lines inside the building. Every one of those has to stay clear.

Dome strainer, kept clear Roof drain and leader line Carries water down inside the building Overflow scupper Spills to a leader head and downspout

We keep the roof drain, the overflow scupper, and the leader lines clear, so water leaves the roof on the main drain and always has a backup running down the wall.

Two Ways to Handle It

Clean It Once, or Never Think About It Again

Some buildings need a one-time cleanout to get back to flowing. Most property managers put it on a schedule so it never becomes an emergency. We do both.

One-Time Cleaning

Get it flowing again

  • We clear every roof drain, scupper, gutter, and downspout
  • A full roof-to-ground flush, then we test the flow
  • Photos of what we found and cleared
  • A clear report on the condition of the drains and gutters
Most property managers choose this

Scheduled Maintenance

Set it and stop worrying

  • Regular visits on a schedule that fits the property
  • Timed before storm season, so the roof is ready
  • The same crew that already knows your building
  • Priority when a storm is on the way
  • One predictable line item instead of an emergency bill
Scheduled Maintenance

Get Ahead of Storm Season, Not Behind It

The cheapest time to clear a roof drain is before the storm, not during it.

On a maintenance schedule, we clear and flush the roof drains, scuppers, gutters, and downspouts before the heavy rain starts, document the condition with photos, and flag anything that needs a closer look. You get one company for the whole water path, from the roof drain to the discharge at the ground, and one less thing to worry about when the radar lights up.

  • Visits timed to the seasons
  • Photos and a condition report each visit
  • Priority scheduling before a storm
  • The same crew that knows the building
  • Savings on any added work while on a schedule
  • One predictable cost, not an emergency call

How We Work

A Simple, Documented Cleaning

Every visit follows the same proven steps, so nothing on the roof gets missed and you know exactly what was done.

1

Inspect and Assess

We get on the roof, check every drain, scupper, gutter, and downspout, and find where the water is getting stuck.

2

Clear and Flush

We remove the debris by hand, clear the strainers and lines, and flush the system so the water runs free. Where the pipe can take it, we hydro jet.

3

Test the Flow

We run water through the drains and downspouts and watch it move, so we know the whole path is open before we leave.

4

Report and Schedule

We show you photos of what we cleared, tell you the condition of the system, and set the next visit if you want it on a schedule.

Common Questions

Common Questions About Roof Drain and Gutter Cleaning

Most Tampa Bay buildings need it at least twice a year, and again before storm season. Buildings under heavy tree cover or with a lot of shingle grit may need it quarterly. We will tell you what your roof actually needs after the first visit.
A roof drain is the bowl in the low point of a flat roof that carries water down through a leader line inside the building. A scupper is an opening through the parapet wall that lets water escape, usually as the backup if the main drain clogs. Both have to stay clear, and we clean both.
Where the leader line is solid pipe and can take it, yes. Hydro jetting scours the inside of the line clean. If a line is old or brittle, we clear it a safer way and let you know what we find.
Yes, and most property managers do. We set a schedule that fits the property and time it around storm season, and you get photos and a condition report every visit. Managing several properties is easy to keep on one plan.
Yes. We clear and flush commercial gutters, box gutters, and super gutters, then check the downspouts so the water makes it to the ground. If the gutters themselves are undersized or failing, we also install commercial gutters built for the building.
Those are a separate part of the system. Our commercial drain cleaning and hydro jetting service clears underground storm lines, catch basins, and outlets. We can handle the roof and the ground in one plan.
It depends on the size of the roof, how many drains, scuppers, and downspouts it has, how much debris is up there, and whether you want a one-time cleaning or a schedule. We do not quote over the phone. We look at the property first, then give you a clear estimate.
